A conveyancing lawyer will prepare the disclosure statement to ensure it complies with local state law and protects you from future disputes. Failure to provide accurate disclosure may give the buyer the right to withdraw from the contract.

-Review cooling-off rights, building & pest and finance clauses

Condition Satisfied
-Track critical contract dates (finance, inspection, due diligence…)
-Confirm with the client that conditions are met
-Notify the seller’s solicitor once conditions are satisfied
-Advise you if any issues arise and assist with negotiations (e.g. repairs or price adjustments)

Prepare for Settlement
-Liaise with your bank or broker to confirm loan documents and settlement funds
-Calculate final adjustments for rates, water, and other charges
-Prepare settlement statements and transfer documents
-Book settlement with the seller’s solicitor through PEXA (electronic settlement system)
-Keep you updated on timelines and next steps

-Confirm settlement time and coordinate with your bank, broker and the seller’s solicitor
-Transfer settlement funds and stamp duty payments
-Register the transfer of title with the relevant state authority
-Notify the agent to release the keys to you
